Being a Senior Designer at KLNB, my current position, makes me responsible for graphic design and direction in the DC office, seeing projects from start to finish, and servicing 20+ brokers in whatever way they need. This is mostly through creating custom & templated brochures, flyers, pitches, maps, email campaigns, external signage and social media content. Creating new marketing materials and maintaining accurate information on existing fosters a fast paced work environment managing tight deadlines.

KLNB Urban Brand Standards

KLNB Urban is a team of brokers that catered to specific clients and had a clear look and feel that branched off from the rest of the company branding. In order to streamline the process between marketing and the brokers, I created a book of brand standards the combined elements of the larger KLNB company brand structure, but created guidelines of fonts, layouts and design elements for all marketing materials that fit the style of this team.

Offering Memorandums

Offering Memorandums are 20+ page books created to tell the story of a building and its potential opportunities when it is coming to market. The process and structure of these books are stricter and different than the retail flyers that are a bit more dynamic. During my time at KLNB, I gave an overhaul to the look and feel of the books to make them look more creative yet fit the content of the book. I also created templates in InDesign to make the system of creating a book from the beginning every time a little bit easier.

Tour Books

Tour books are packages that are created to show spaces to clients in the area. This includes compiling site plans and demographics for neighborhoods and site specific areas, and additionally layering these demographics onto maps showing potential retailer competition. These books are custom made for every tour.

Marketing Packages

Marketing packages are 5-6 page flyers created to give context to a space, where is lies in it’s submarket or retail area, and describes the customer. These flyers, especially within DC, are much more creative and custom pieces that can extend past brand guidelines. This is an example of a custom retail flyer that target a grocery store to come to a smaller shopping center in a dense residential area. I overlayed the trade area of the shopping center customers using Placer.Ai and compared to other grocery stores in the area to show the competition.

External Signage

Signage is created to advertise and bring attention to spaces. This is an example of a custom signage that is currently being displayed in Washington, DC.
